THROUGH END OF DECEMBER 2011:
This one
tells you the percentage of the listing price which Bend
homes sold for, as well as the average days on the market
to sell them. December is our slowest month, as not many
people spend a lot of time thinking about moving during the
Holidays, so that explains the rising Days on Market
number. Sale price percentages continue to be strong-
lowball offers only work in certain parts of town these
days, and NOT on the West side!

This
one tells you the months of inventory, based on the current
sales rates. Inventory is falling, some of which is
seasonal as people take their homes off the market for the
slow holiday period.

And this
one shows the current average prices of listed homes, as
well as the average price of sold homes. This tells you
which end of the market is hottest, and as it has been for
a few years now, the hottest part of the market is just
under $300K. Keep in mind we have many homes listed from 1
to 10 million, so this tends to pull up the "for sale"
averages, though as a percentage of the overall sales they
are very small. Dozens of $200,000 homes sell for each one
of the big fish that sell, so this what creates the
discrepancy between the two numbers. Listing prices
remained steady in December, while sales prices went up a
bit. That's a healthy market.

This one
shows the number of homes for sale, pending, and sold per
month, all on the same chart. The seasonal drop in listed
houses is evident here, as is the drop in pendings and
solds.

And
here we have the average price per square foot. On the West
side, you're looking at anywhere from $130 to $250 per
foot, on the East side, anywhere from $80 to $135 per foot.
These have been stable for a while now, though it crept up
a bit in December from a November (seasonal holiday) drop.
